NYC Condo & Co-op Renovation Contractor
We handle the full renovation process for NYC condos and co-ops — from board approval and alteration agreements to DOB permits, building insurance, and managing-agent coordination. Licensed general contractor with in-house millwork fabrication in Yonkers.
Why Condo & Co-op Renovations Are Different
Renovating a condo or co-op in New York City is not the same as renovating a single-family home. You're working within a shared building with strict rules, multiple approval layers, and coordination requirements that don't exist elsewhere. Board approvals, alteration agreements, building insurance requirements, work hour restrictions, elevator scheduling, and managing-agent communication all need to be handled correctly — or your project gets delayed, fined, or shut down.
CooperBuild has completed 300+ projects across Manhattan, Brooklyn, and the outer boroughs since 2012. We know how co-op and condo boards operate, what managing agents expect, and how to navigate the approval and compliance process without surprises.
Board Approval & Alteration Agreements
Alteration Agreement Navigation
Every co-op and most condos require an alteration agreement before construction begins. This legally binding document outlines the terms of your renovation: permitted work hours (typically 9 AM – 5 PM weekdays), insurance requirements, security deposit amounts (often $5,000 to $25,000), approved access routes, noise restrictions, and contractor responsibilities.
We review your building's alteration agreement before submitting plans, ensuring our proposal complies with building-specific rules. This avoids back-and-forth revisions that delay board approval.
Board Approval Package Preparation
Board approval packages typically include architectural plans, scope of work descriptions, contractor insurance certificates, DOB permit applications, and sometimes engineer letters or structural reviews. Missing or incomplete submissions cause delays.
We prepare complete board approval packages in coordination with your architect or designer, ensuring every required document is included and formatted according to your building's specifications.
Timeline Management
Co-op boards typically meet monthly, and approval can take 2 to 8 weeks depending on the board's schedule and the scope of work. Condo boards are often faster but still require formal approval for major renovations. We factor these timelines into project schedules and advise clients to start the approval process 2-3 months before their desired start date.
DOB Permits & Filings
Most NYC condo and co-op renovations require Department of Buildings (DOB) permits, especially if the work involves plumbing, electrical systems, structural changes, or altering the building's certificate of occupancy. Even "minor" renovations may trigger permit requirements depending on your building's rules.
Permit Applications
We file all required DOB permits, including Alt-2 (plumbing/mechanical), Alt-3 (minor alterations), and electrical permits. Filings are prepared by licensed architects or engineers when required, and we coordinate expediting services to minimize approval delays.
DOB Inspections
We schedule and coordinate all DOB inspections, ensuring work is ready for inspection and that inspectors have access to the site. Our team addresses any inspection notes or violations promptly to keep the project on track.
Final Sign-Offs
After construction is complete, we obtain final DOB sign-offs and Certificates of Completion, which are often required by building management before returning your alteration agreement deposit.
Violation Resolution
If your unit or building has existing DOB violations, we work with your architect and the DOB to resolve them as part of the renovation process, preventing delays and compliance issues.
Building Insurance & Certificates of Insurance (COIs)
NYC condo and co-op buildings require contractors to carry general liability insurance (typically $1-2 million) and workers' compensation coverage. You'll also need a Certificate of Insurance (COI) naming the building or management company as an additional insured. These documents must be submitted with your alteration agreement and kept current throughout the project.
What We Provide
- General liability insurance (up to $2 million or as required by your building)
- Workers' compensation insurance for all on-site personnel
- Certificates of Insurance naming your building and management company as additional insureds
- Updated COIs if coverage renews during your project
Why This Matters
Buildings require this insurance to protect themselves from liability if a contractor's work causes property damage or injury to residents. Without proper insurance and COI documentation, you won't receive approval to start work — and if coverage lapses mid-project, the building can shut down your renovation until it's resolved.
Work Hours & Elevator Scheduling
Permitted Work Hours
Most NYC buildings restrict construction work to weekdays between 9 AM and 5 PM. Some buildings allow 8 AM starts or work until 6 PM, while stricter buildings may prohibit noisy work during lunch hours (12 PM – 1 PM). Weekend and holiday work is typically prohibited unless you receive special board approval.
We schedule all construction activities to comply with your building's permitted hours, and we communicate these restrictions to all subcontractors and suppliers.
Freight Elevator Reservations
Deliveries of materials, demolition debris removal, and millwork installations require freight elevator access. Most buildings require advance reservations (24-48 hours) and may charge usage fees. Some buildings limit elevator access to specific days or times to minimize disruption to other residents.
We coordinate all freight elevator reservations with your building's management office or superintendent, ensuring deliveries and removals happen on schedule without conflicts. Our Yonkers millwork shop fabricates cabinetry and built-ins off-site, so installations are fast and minimize elevator usage.
Building Protection & Access Routes
Alteration agreements typically specify approved routes for moving materials through the building and require contractors to protect hallways, elevators, and common areas with padding or Masonite panels. We handle all building protection installations and use only approved access routes to avoid fines or complaints from neighbors.
Managing Agent & Superintendent Coordination
Most NYC co-ops and many condos work with managing agents who enforce building rules, coordinate board communications, and oversee day-to-day building operations. Your building's superintendent handles elevator scheduling, access to service areas, and on-site coordination. Maintaining clear, professional communication with both is critical to avoiding delays and compliance issues.
What We Handle
- Submitting all required documentation to the managing agent before work begins
- Scheduling freight elevator access with the superintendent
- Notifying management of any changes to the work schedule or scope
- Addressing any complaints or concerns from neighbors or management
- Coordinating final inspections and deposit return after project completion
Why Experience Matters
We've worked with dozens of managing agents and building staff across Manhattan and Brooklyn. We know which management companies require weekly progress reports, which buildings have stricter enforcement, and how to resolve issues quickly. This experience prevents the miscommunications and delays that plague contractors unfamiliar with NYC co-op and condo requirements.
How Our In-House Millwork Shop Helps
Condo and co-op renovations in NYC are constrained by building rules: limited work hours, restricted elevator access, and tight schedules. Our 5,000-square-foot millwork fabrication shop in Yonkers gives us a major advantage: we build custom cabinetry, built-ins, and architectural millwork off-site, then deliver and install finished components on a compressed schedule.
Faster Installations
Cabinets and built-ins arrive pre-fabricated and finished, so installations take days instead of weeks. This reduces elevator usage, minimizes disruption to neighbors, and shortens the overall renovation timeline.
Less Dust & Noise
Millwork fabrication (cutting, sanding, finishing) happens in our shop, not in your unit. This keeps dust and noise on-site to a minimum, reducing complaints and keeping your renovation in compliance with building rules.
Higher Quality Control
We template your space, fabricate in a climate-controlled shop with CNC routers and spray booths, and deliver components that fit correctly the first time. This eliminates the rework and delays common with field-built millwork.
Single Point of Accountability
When we're your general contractor and millwork fabricator, you deal with one team for both construction and custom woodwork. This eliminates the finger-pointing that happens when GCs subcontract millwork to third parties.
